Planning Commission considering developments

The city-parish Planning Commission will meet Tuesday to consider a number of local developments, among them the proposed Costco and various residential properties, offices and warehouses.

The 5 p.m. meeting is being held in the Metro Council chambers on the third floor of the governmental building downtown.

The meeting will also be the first for new commission member Steven Perret, who has replaced Audrey Nabors Jackson on the board.

Applicants can request that items be deferred up until the meeting. Among the developments on the agenda:

Costco is looking for site plan approval for a 144,807-square-foot warehouse and 3,840-square-foot service station at the former Coca-Cola plant west of Airline Highway and south of Interstate 12. Costco has the property under contract.

Lexington Estates is looking for final development plan approval for a 52-acre phase of the development on the east side of Nicholson Drive, south of Bluebonnet Boulevard.

This phase of Lexington would be 118 low-density residential units on 16 acres and 156 medium-density residential units on 15 acres, with 13 acres of open space and 8 acres of driveways and parking.

The commission granted the second phase concept plan approval two years ago.

Lexington Estates is a 265-acre residential development by Greg Flores, and the first phase, which was built in 2006, consists of 145 homes.

The Cottages at Southfork is looking for final development plan approval for its 104 single-family, attached units in 19 buildings on lots of 2,250 square feet.

The 13-acre condo development currently has 40 units in five buildings. The typical size will be one story and 1,250-1,532 square feet.

Mallard Trails Cluster Subdivision wants to divide two tracts to create 90 single-family residential lots and six open lots on 57 acres zoned rural on the south side of Hoo Shoo Too Road, east of Wood Duck Drive.

American Tire Distributors is looking for final development plan approval for commercial office and warehouse space on 29 acres.

The site would have 204,000 square feet of office-warehouse on 19 acres, about two-thirds of the site, and 10 acres of open space.

The applicant is John Thompson and the property owner is listed as Airline Manchac LLC.

It received concept plan approval in August 2008.

Broussard Paper Co. wants to build a 90,000-square-foot warehouse and 10,000-square-foot office on the east side of Sherwood Common Boulevard south of Coursey Boulevard.

In April 2009, the state awarded 65 percent loan guarantees on a $1.3 million loan to expand Broussard Paper, creating seven new jobs.

Myrtle Bluff subdivision would be 42 residential lots for 39 homes on the north side of Perkins Road east of Madeira and west of Myrtle Grove Drive.

Myrtle Grove Townhomes would be 28 residential lots for 24 townhomes on just under 3 acres on the west side of Brightside Drive south of River Road and North of Amberlyn Drive.

Southern Aggregates is looking for an overlay district for its facility on the south side of Greenwell Springs Road west of the Amite River.
