Planning Commission review set June 16
Plans for a professional office park development on Jefferson Highway, next to the The Millennium apartments, are set to go before the city-parish Planning Commission at its June 16 meeting.
The developer, Joffrion Construction, of Baton Rouge, wants to build six office buildings on the 4.6-acre site, according to documents submitted earlier this month with the Planning Commission.
The three buildings closest to Jefferson would be one story, while the three buildings in the back would be two stories tall. The total amount of space would be nearly 75,000 square feet.
Mathew Laborde, an agent with Beaux Box Commercial Real Estate who is marketing the site, said the plan is to have office condominiums for sale and lease. Potential tenants would be professional service businesses, such as lawyers and financial offices.
“There’s been a lot of interest,” Laborde said. “There are a lot of users out there looking for buildings. There’s not much large office space.”
Depending upon the interest from potential tenants, the buildings could be taken up by a single tenant or subdivided among several businesses.
Joffrion has done several office developments around the city, including the Perkins Business Parc, 6421 Perkins Road.
If Joffrion gets the small planned unit designation, Laborde said construction could begin this year or in early 2015.
Work would first start on the infrastructure and parking lots, he said.
“We’ll assess the situation from there,” he said. “If there are several tenants and purchasers, they’ll go ahead and build.”
