2641 Cedar Creek in Marrero

This type of house is almost unknown today: A well-maintained home in a good neighborhood that is listed under $200,000. It’s a pretty good real estate truism that to get the most house for your money, start shopping a little ways out of the city.

“This Cedar Creek home is located in a beautiful, well-established neighborhood in Marrero,” said Eugenie Berthelot, the listing agent with Century 21 Richard Berry & Associates, Inc. “The house is in move-in condition with an option to keep the living and dining room furniture.”

The house has spiffy white pillows and trim, a manicured lawn and plenty of landscaping across the front, giving it a lot of curb appeal. There’s also a driveway for at least three cars, plus plenty of on-street parking.

The house opens into a nice sized family room which segues into the breakfast room and kitchen, making for a large and welcoming entertaining area. The kitchen has a double stainless steel sink, dishwasher, range and refrigerator and a built-in microwave oven plus plenty of cabinets. All these rooms have easy-to-clean tile floors and are painted in a neutral color so your furniture will fit in right away and open onto a deck and patio and plenty of fenced green space.

“This home has a great back yard for entertaining your family and friends,” noted Berthelot. “It also has a large driveway for off-street parking and is located in an AE flood zone.”

The master bedroom has wood floors and its bath has a separate shower, Jacuzzi bath tub and double sinks. One of its three bedrooms is being used as a cute little nursery and has wooden floors also.

Marrero, where this house is located, is part of a suburban area of New Orleans on the west bank of the Mississippi River and is composed of parts of three parishes. In addition to Marrero, the Westbank includes the cities and towns of Crown Point, Waggaman, Avondale, Bridge City, Nine Mile Point, Westwego, Marrero, Harvey, Gretna, Terrytown, Jean Lafitte, Lafitte, Barataria, Estelle, Timberlane, and part of Woodmere.

There are three bridges and three ferries which connect the Westbank to the Greater New Orleans area. The main bridge is the Crescent City Connection which goes down town and to the Super Dome. The Huey P Long Bridge, known for its narrow lanes, connects Bridge City to Elmwood and is undergoing a widening project. The third and newest is the Hale Boggs Bridge in St. Charles Parish.

Three ferries run from one side of the river to the other. The Gretna and Algiers ferry cross the river and dock at the same landing area near the foot of Canal Street in down town New Orleans. West Jefferson Medical Center, founded in 1956, is a 427-bed, full service community hospital, located in the heart of the West Bank.

Through its history, it has had an amazing $13.5 billion economic impact on the community. Not only is West Jefferson an important corporate entity and economic engine, today it is the major provider of healthcare for Westbank residents.

Eight years after Hurricane Katrina flooded 80 percent of the city and displaced 400,000 residents, the Greater New Orleans area has become one of the fastest-growing real estate markets. Housing, retail and office projects are under way in a construction boom after the inflow of $120.5 billion in federal money.

Federal funds tied to the storm have been spent on the city’s infrastructure, including shoring up the levees and building new roads, as well as redeveloping and reforming the schools and local criminal-justice system, according to the New Orleans Business Alliance.

This year through May, real estate transactions were up 41 percent from the $301.1 million in all of 2012, according to New York-based Real Capital Analytics Inc. The recovery can be felt even in districts which were once crowded with old, dilapidated wooden houses that were destroyed when the levees broke. These areas now have fewer, newer homes after reconstruction with the help of federal funds.
