This listing at 705 Dimitri St. in Metairie would work very well for a buyer who likes an open floor plan, but who still appreciates the amenities of a New Orleans home.
The great room is great, as in huge, as in big enough for your Saints parties once you get that wide-screened television up on the wall. It flows into a nice-sized kitchen with an eat-on bar.
“This bar would be perfect for your buffet or snacks during parties,” said listing agent Tangie Stephens, with Keller Williams Realty, “and when you’re not entertaining, you could use it to eat breakfast on.”
The kitchen has much-desired granite counter tops, all-new stainless steel refrigerator and stove, a double stainless steel sink, a pantry and a built-in microwave oven.
Both the kitchen and the dining room are floored in easy-to-care-for ceramic tile and the dining area is part of this great, open floor plan.
“A lot of people don’t want that formal living room anymore,” noted Stephens. “They don’t really use it because when we have people over, it’s much more casual entertaining these days, so it just sits there taking up needed square footage.”
And the amenities are here also. This home has high ceilings topped with crown molding and recessed lighting.
But the best news is that this is new construction; this home has never been lived in.
It was built by Mesa Construction and has all the features of a new home: new wiring, new plumbing, new roof, new air conditioning and heating, new alarm system, new everything.
“There’s a lot less maintenance when all your systems are new and everything is up to code,” pointed out Stephens, “and many times, your insurance will be less because things are a lot less likely to break.”
Separated from the entertaining and living areas are the three bedrooms. All are carpeted and the master includes a spa bath. It has a separate shower and whirlpool tub, plus, my personal favorites: double sinks and a walk-in closet. Both baths feature granite counter tops.
All the rooms are painted an easy-to-fit-your-own-furniture-in beige and the living area has beige carpeting. An under-roof garage completes the layout.
Metairie, the suburb of New Orleans where Dimitri is located, is the largest community in Jefferson Parish with a zip code of 70001. Metairie is the French term for a small tenant farm which paid the landlord with a share of the produce. In the 1760s, many of the original French farmers were tenants; after the Civil War, the majority of the community’s inhabitants were sharecroppers until urbanization starting in the 1910s.
The land between Metairie Ridge and Lake Pontchartrain, which was cypress swamps and marshlands, was drained with the Wood Pump. With development of this new land for residences, Metairie’s population grew in the 1940s as a result of cheaper land, lower taxes, and larger lots than in Orleans Parish.
Veterans Boulevard was laid out alongside a drainage canal, and became a commercial center of the region with the Central Business District on Causeway Boulevard near Lake Pontchartrain. Metairie also has the convenient-to-Dimitri Lakeside Shopping Center, the highest-grossing mall in the New Orleans metropolitan area. Metairie also has a large Mardi Gras season that touts itself as more family-friendly than the more-raucous New Orleans celebration.
It’s really amazing that all this floor space is contained in a home of this size and in such a desirable neighborhood. It would work well for a single person, a couple or a family. The public areas are separated from the private areas, so one person could be studying or reading while others watch television or play video games. And the fact that it’s newly constructed makes it so much easier to keep up; maintenance is minimal.
“There’s not much new construction available right now in Metairie,” said Stephens, “and this is a very good buy for the $200,000 range.”
