The Preserve at Harveston

After more than 10 years of planning and design, The Preserve at Harveston is springing to life off Bluebonnet Boulevard between Burbank and Nicholson Drive. The upscale planned urban development sold its first home just a year ago, and the subdivision is already about 30 percent sold.

Thirty-six homes from four homebuilders line four pristine lakes in the development, and another 60 or so lots are available in the first phase. Harveston has a total of 1,400 acres of prime south Baton Rouge real estate, and The Preserve at Harveston is the residential component of the development. Soybean fields on either side of Bluebonnet near Nicholson will eventually become the retail section of Harveston. Light retail establishments planned include coffee shops, restaurants and other small businesses, according to Cathy Cusimano, the C.J. Brown Realtors agent marketing The Preserve at Harveston. The retail part of the development won’t be on top of the residential area, but will be a golf cart ride away along Bluebonnet Boulevard, Cusimano said.

The second phase of residential construction will begin around the first of next year, Cusimano said. The Preserve at Harveston will eventually have 330 to 350 residences, she said. A 15-acre park with 30 live oaks will be located along walking trails that are already complete. What is now the development’s sales center will be transformed into the neighborhood’s community center, complete with a fitness center and pool, Cusimano said.

Mike Wampold and John Fetzer are developing The Preserve at Harveston, and the four authorized builders are Dupree Construction LLC, Colby Constructors, Fetzer Properties of La. and Distinctive Homes by Watson. Each of the homebuilders has constructed a model home for prospective buyers to visit. However, none of the model homes are currently for sale, Cusimano said. Buyers can purchase a lot and have up to a year to begin construction, she said. Custom plans are also welcome, subject to review, but only the four authorized builders can be used, she said. Fifteen families have already moved in, “and by Friday we will have 16,” Cusimano said.

“One of the biggest comments I get is how peaceful and quiet it is here,” she said. Peace and quiet is getting harder to find in such a prime location in Baton Rouge. The development is minutes from LSU and the interstate system.

The developers decided early on, Cusimano said, that The Preserve at Harveston wouldn’t be cookie-cutter type model homes, but would be custom residences. She said three types of lots are being sold – rear alley lots with rear-loading garages, front load lots and townhome lots. Townhome lots are priced at $50,000, while the other lots cost between $70,000 and $85,000, she said. The rear alley lots are 45-50 feet by 120 feet and the front-load lots are 60 by 150 feet.

The four model homes range in size from 2,102 square feet to 2,342 square feet and range in cost to build from $366,000 to $409,000, Cusimano said. Buyers can mix and match features of the homes through an amenity allowance system, she said.

The two-story model home at 10838 Preservation Way has pine floors, 10-foot ceilings, an 8-foot-wide (minimum) front porch and balcony, marble (or granite) counter tops and islands, antique beams, upscale lighting, 8-foot interior doors, and stainless appliances from Frigidaire Gallery. The model home has two bedrooms and one bath upstairs, and the master suite and a guest suite with a full bath downstairs.

With its quick start and residents in place, The Preserve at Harveston has already completed the lighted walking trails and has installed landscaping in the common areas and around the lakes, each of which has a fountain. The streets are curb-and-gutter with parking cutouts and sidewalks, and there are New Orleans style lamp posts and street signs.
